Legal update - Renters' Rights Act - England only

The Renters' Rights Act has become law (having received Royal Assent on 27 October 2025) and will affect existing Assured Shorthold Tenancies in England.

The first phase beginning 1 May 2026 will include the automatic conversion of pre-existing fixed-term tenancies to periodic tenancies. Landlords with pre-existing written tenancy agreements will have to provide tenants with a copy an Information Sheet published by the government (available in March 2026) explaining the reforms, on or before 31 May 2026.
