Do you want to let your flat, house or individual rooms in a property? Lettings to residential tenants can be a straightforward matter using this Residential Letting Kit. It shows you how to create a legally binding tenancy agreement and includes background information on landlords’ and tenants’ obligations, rent control, gaining possession of your property, and more.

This Lawpack Kit is for use in situations where the landlord is not resident at the property. It complies with tenancy deposit protection schemes. For Assured Shorthold Tenancies in England and Private Residential Tenancies in Scotland.

Legal update - Renters' Rights Act - England only

The Renters' Rights Act has become law (having received Royal Assent on 27 October 2025) and will affect Assured Shorthold Tenancies in England. However, the key law changes are not yet active. The commencement date for the first elements of the Act to be implemented is 1 May 2026.

Current Lawpack Assured Shorthold Tenancy agreements can be used before that date, after which they will be obsolete and new versions will be available.

The first phase beginning 1 May 2026 will include the automatic conversion of pre-existing fixed-term tenancies to periodic tenancies. Landlords with pre-existing written tenancy agreements will have to provide tenants with a copy an Information Sheet published by the government (available in March 2026) explaining the reforms, on or before 31 May 2026.

Section 21 Notices will be abolished from 1 May 2026. However, any Section 21 notice served before 1 May 2026 remains valid until it expires (six months from service) or until the tenant vacates.
