When to serve the section 8 notice form
This section 8 notice download (rent arrears claim) can be used by a landlord wanting to give notice to terminate an Assured Shorthold Tenancy (AST) under the Housing Act during the fixed term or after the fixed term has expired (i.e. periodic tenancy). This section 8 notice form can only be used when the tenant is in rent arrears of at least two months or more (or rent arrears of eight weeks for a weekly tenancy).
By using this section 8 notice form, not only can a landlord start the process of gaining possession of a property, but a landlord can make a claim to have the rent arrears paid along with the landlord's reasonable costs.
When completing this notice, a landlord should include a Schedule of Rent Arrears, which shows a landlord how to calculate the rent arrears figure that has to be included in the section 8 notice template.
When this section 8 notice template can be used
This section 8 notice template can be used by a landlord to give notice to terminate an Assured Shorthold Tenancy, under the Housing Act.
