The Form 6A section 21 notice for England, available here, is the statutory section 21 notice to quit for England, which must be used when terminating all tenancies in England,  irrespective of when the tenancy started. Additionally, for a section 21 notice to be validly served the tenant must have at some prior stage received: a valid Energy Performance Certificate and a copy of the landlord's current Gas Safety Certificate.

Note that this notice can longer be used to terminate tenancies in Wales, following law changes on 1 December 2022.

This section 21 notice can be served on a tenant both during the fixed term of the tenancy and when a tenancy is proceeding on a periodic basis.

This download should not be used for evicting tenants on the basis of rent arrears.

When to serve the section 21 notice form

This section 21 notice templates can be used by landlords wanting to give notice to terminate a tenancy agreement at the end of an Assured Shorthold Tenancy (AST) in England. 

To legally give notice to terminate an Assured Shorthold Tenancy Agreement in England at the end of the tenancy agreement the landlord must give a section 21 notice to quit form to their tenant. 

Under the Housing Act 1988, the landlord must give the tenant at least two months' notice.

When this section 21 notice template can be used

This section 21 notice form can be used to give notice to terminate a tenancy agreement made using the following Lawpack tenancy agreements:

  • Tenancy Agreement - Furnished (England)
  • Tenancy Agreement - Unfurnished (England)
  • Tenancy Agreement for a Room (England)

 

When this section 21 notice form cannot be used

Please be aware that this section 21 notice download can not be used to give notice to terminate a Private Residential Tenancy in Scotland or a Lodger Agreement.
