Getting references from your lodger is an important way of ensuring that the rent is paid. This letter template for a bank reference can prove that your lodger has a bank account and help to reduce the risk of rent arrears.

Lodger Letter #2: Employer reference request for lodger

When referencing the financial credentials of your lodger, the employer reference is the most important. This letter template helps to prove that your lodger has a regular income and a secure financial position. 

Lodger Letter #3: Former landlord reference request for lodger

A reference from your lodger's former landlord helps to give you confidence that your lodger pays rent on time and will be well behaved in your home.

Lodger Letter #4: Personal reference request for lodger

A letter template asking for a reference from a responsible person who has known your prospective lodger for at least three years.

Lodger Letter #5: Housing Benefit letter of authority from lodger

If your lodger is on benefit or Local Housing Allowance, it's very important that you get your lodger to sign a letter of authority, authorising the benefit office to speak to you about their benefit application. If you don’t, the benefit office will refuse to tell you anything, under the Data Protection Act. 

Lodger Letter #6: Insurance company letter re lodger

When renting a room, you need to let your insurers know that you will be taking in a lodger and you should not go ahead until they have confirmed that they have no objection. You can use this lodger letter template to inform your insurance company.

Lodger Letter #7: Standard letter giving notice to lodger

If you want to informally give notice to your lodger to leave, then this letter template is for you. If you want to give notice to your lodger in a formal manner or your landlord is being difficult about leaving, then use our Notice to Terminate a Lodger Agreement.

Lodger Letter #8: Lodger check-out letter

A letter template confirming the date when the lodger is leaving and informing them that you will need to check the inventory of the room before the lodger leaves.

Lodger Letter #9: Lodger first complaint letter

A letter template to your lodger outlining two different complaints - (1) complaints from neighbours about excessive noise and (2) complaint from you about the lodger not paying the rent on time.

Lodger Letter #10: Lodger second complaint letter

A letter template to your lodger chasing them about the problems raised in the First Complaint Letter.

Lodger Letter #11: Notice to lodger - breach of agreement

You can use this letter template if your lodger has behaved badly and you feel that a more strongly worded letter is appropriate, particularly if you wish to give a shorter notice period.

Lodger Letter #12: Notice to lodger - rent arrears of two months or more

For cases of rent arrears, if you are using our Lodger Agreement this will state that the lodger’s licence to occupy your property will end automatically if they are in rent arrears of two months. But you will still need to give your lodger this formal letter asking them to vacate.
