Contents of the Tenant Eviction Kit:

This Tenant Eviction Kit includes a full set of eviction forms that you can use repeatedly when ending an Assured Shorthold Tenancy (AST) in England under the Housing Act 1988. These include:

  1. Section 21 Notice

    This solicitor-approved template can be used by a landlord wanting to give notice to terminate an AST before the end of the fixed term. Two templates are provided: one for tenancies started before 1 October 2015 and a second, Form 6A, which be used for tenancies started since 1 October 2015.


  2. Section 8 Notice

    This solicitor-approved template can be used by a landlord wanting to give notice to terminate when a tenant is in rent arrears of at least two months or more (or rent arrears of eight weeks for a weekly tenancy). 

  3. The court forms you need for an “Accelerated Track” tenant eviction (used only with an expired Section 21 Notice legal form)

    These include:

    • N215 Certificate of Service
    • N5B Claim Form for Possession of Property
    • N325 Request for Warrant of Possession of land

  4. The court forms you need for a "Traditional Track" tenant eviction (used only with a Section 8 Notice for rent arrears)

    These include:

    • N5 Claim Form for Possession of Property
    • N119 Particulars of Claim for Possession
    • N215 Certificate of Service
    • Witness Statement
    • N325 Request for Warrant of Possession of land
    • Schedule of Rent Arrears

  5. Step-by-step expert guidance on the procedure of evicting tenants
