Rental sector 'is a landlord's market'

Thanks to rising tenant demand, the rental sector is a landlord's market at the moment, according to a lettings guru.

Malcolm Harrison, an independent expert in private rented accommodation, said tenants are unable to "pick and choose" properties like they used to.

He explained that the main problem is a shortage of available stock, which is boosting competition for good quality flats and houses.

However, while the rise in demand is good news for landlords, it means that many are forgetting about energy efficiency.

Indeed, as long as there is enough demand, making homes greener to increase their appeal will not be an important consideration,

But Mr Harrison said that for those landlords operating in areas where demand has not picked up quite as quickly, energy efficiency could be a good selling point.

All landlords are required to provide potential tenants with an Energy Performance Certificate containing information about energy usage and providing an overall energy rating.
