The average cost of rents is likely to remain around the same, it has been predicted.
Head of sales for fish4homes Stewart Black said the impact of an increase in housing sales of reducing the number of accidental landlords will not lower the availability of rental property, since "if the number of assured shorthold tenancy (AST) is declining, then rental property availability will remain high".
Mr Black suggested that a "static" picture is the most likely situation, arguing that the latest figures from the Royal Institution of Chartered Surveyors - showing a low number of transactions - do not indicate a lot of accidental landlords were in the market anyway.
Figures from the May FindaProperty.com rental index showed no change in rental rates from April.
