Good presentation helps to get good tenants

Landlords seeking the best tenants and wanting to get a good rental return can do so through high quality presentation and management, it has been claimed.

Commenting on the recent increase in the number of rental properties available, Residential Landlords Association chairman Alan Ward commented: "Landlords and tenants are all feeling the pinch - but the shrewd landlord will still want to choose the best tenant, who will give least trouble."

A well presented property will enable the landlord to ensure a good rent and stay ahead of the pack, he suggested.

In addition, Mr Ward advised: "Clear tenancy agreements in plain English and a proper inventory with photos [will] all help to give the tenant confidence in the landlord."

Property investors may wish to take legal advice about how to ensure they are providing the clearest and most presentable tenancy agreements, as well as ensuring all legal requirements in them are met.

The number of properties available for rent in the UK rose from 2.7 million in 2007 to three million in 2008, Department for Communities and Local Government figures have stated.
