Council launches new advice guide for landlords

Property owners who are renting out their homes in Staffordshire have been given an invitation to learn more about the way they run their business, which should benefit both themselves and their tenants.

Landlords are the intended audience for two brand new publications from East Staffordshire Borough Council. The two documents are entitled Property Standards - A Simple Guide for Landlords, and The Bond Scheme Information Pack.

The Burton Mail explained the former is a short booklet that details exactly how landlords can ensure their property is suitable for being rented out. Failure to do this could prove to be disastrous for landlords, with numerous cases in recent times showing those who provide substandard properties will be punished in court.

Property owners would be wise to do all they can to bring their homes up to scratch and the publications from the council could help.

Philip Somerfield, head of regulatory services at the local authority, said: "The council really values the provision of good quality housing by private landlords in the borough. If you are a landlord, these publications will help make things clearer and easier. If you are a prospective tenant they are designed to improve the options available to you."

The council's chief executive Andy O'Brien added the body takes its role in working with landlords to achieve the best for all parties extremely seriously. It aims for this work to ensure tenants are adequately provided for in terms of the accommodation they are given.

Landlords who play it safe and stick by the rules stand to gain over the years through an enhanced reputation and the absence of any council actions. They are also likely to find their tenants stay in their homes for longer, meaning they do not have to incur the costs and time associated with finding new occupants as frequently.
