Section 21 Notice Notes:

This Section 21 Notice can be used by a landlord to give notice to terminate an Assured Shorthold Tenancy agreement in England & Wales, under the Housing Act 1988. The Section 21 Notice can be used to give notice to terminate a tenancy agreement made using the following Lawpack Tenancy Agreements:

Tenancy Agreement - Furnished (England & Wales)

Tenancy Agreement - Unfurnished (England & Wales)

Non-Resident House/Flat Share Agreement (England & Wales)

Please be aware that this Section 21 Notice can not be used to give notice to terminate a Short Assured Tenancy Agreement (in Scotland) or a Lodger Agreement. To give notice to terminate these tenancy agreements, use Lawpack's Notice to Terminate for a Short Assured Tenancy Agreement or Lawpack's Notice to Terminate a Lodger Agreement

This Section 21 Notice splits into two sections with different rules. These are:

  1. A Notice that is served during the fixed term of a tenancy (e.g. within the dates agreed on in the Assured Shorthold Tenancy Agreement)
  2. A Notice that is served during a statutory periodic tenancy (e.g. where the fixed term has ended and no new tenancy agreement signed for another fixed-term)

This Section 21 Notice has been designed by our team of landlord and tenancy law specialists to ensure that it is legally valid, under the Housing Act 1988, for both the tenancy agreement scenarios listed above.

Full guidance and instructions to complete the Section 21 Notice are included with your Section 21 Notice Download.
