Claim Form N5B is one of several legal forms that must be used by landlords when they are evicting tenants through the courts. 

If you're a landlord who wants to gain possession of your property, then you need to use this tenant eviction form to start the court process of evicting your tenant. But you must have already served a Section 21 Notice on your tenant to terminate the tenancy agreement and the Section 21 Notice must have expired before this tenant eviction form can be used.

To use this N5B Claim Form, you must have a written tenancy agreement. Plus, if you took a deposit from your tenant after 1 April 2008, you must provide the court with a copy of the information you gave the tenant about the tenancy deposit protection scheme and the certificate from the scheme provider. 

If these documents are not given to the court, then you will not be able to gain possession of the property using this eviction procedure.
