According to the National Landlords Association (NLA), tenants are often unaware of the steps that need to be taken in the event of leaking roofs and burst pipes.
But by instructing occupants on how to deal with emergencies, landlords can save potentially high repair bills, chairman of the body David Salusbury noted.
"Asking how to switch off utility supplies is unlikely to be a top priority for most tenants moving into a property, so the onus is on the landlord to make sure they are aware," he said, adding that providing such information at the start of a tenancy can be important.
Mr Salusbury also urged landlords to consider security as longer nights set in, servicing alarms and fitting motion sensor lights.
The NLA is holding its first national conference this month, with landlords being invited to discuss a range of issues.
