According to Landlordzone, each person may have different opinions regarding the same thing, leading to a conflict.
For example, the group said what may be considered a clean cooker or carpet by one person may be deemed unacceptably dirty by another.
Tom Entwistle, director of Landlordzone, stated this is one of the reasons why the Tenant Deposit Scheme was set up.
"The idea is to resolve disputes in a fair and objective manner," he commented.
Mr Entwistle added that problems can also arise because tenants often underestimate the value of certain items or services, which means the landlord is likely to want to avoid being forced to pay these costs.
According to Mydeposits.co.uk, more than one in three deposit disputes in the last few months of concerned the price of cleaning a property.
Meanwhile, one in ten were centred around actual damage to a home.
