Those considering selling their home do not realise they difficulties they may face in the property market, it has been suggested.

President of the National Association of Estate Agents Chris Brown noted that people are not aware how difficult even getting a buyer to view a property can be.

And with sellers expecting potential purchasers to appreciate a house as much they do, many are ultimately disappointed by offers.

"Homeowners always think that their house is unique and it's as good, if not better, than other houses on the market and they think it's special because they live in it," said Mr Brown.

His comments came following research by Zoopla! showing that 38 per cent of homeowners expect their property to maintain or increase its worth.

That is despite the study also finding that 97.3 per cent of homes in the UK have seen a decline in value in the last year.
